What's the best way to kick off our "back to person IRO meetings"?

Todd was co-founder of Commercial Association of Realtors in NM, and has been an award winning international instructor for the CCIM institute. In the last 24 years, he has taught over 5,000 students in over 200 courses, a half dozen of which he has authored.

For the last 32 years he has focused his brokerage efforts on apartments in the Southwest and he has listed and sold over 14,714 units totaling $622M. As a consultant, he has handled thousands of property tax protests, in excess of a billion dollars, winning 97% of his cases with an average reduction of 27%!

Todd has been a development consultant and property tax consultant on over $2.5B in properties – mostly focused on housing that benefits from new zoning and transportation corridors.

Additionally he has served as the chairman of the board for the Albuquerque Housing Authority as well as co-founder, board chair and executive director for the Ventana Fund – an $15M CDFI focused on creating and preserving affordable housing.

HOT TOPICS TO BE REVIEWED:

1. Albuquerque 5th housing shortage is underway.

2. Updated Forecast 2021 numbers to include recently announced jobs from Intel and other companies.

3. Economic base modeling, market is going to need an additional 26,828 new housing units (in the coming 12 months).

4. Need 17,438 new single family homes and 9,884 new apartment units! (if we want a 95% occupancy in the market).

Expect major market turmoil as the average home buyer, renter, and government officials come to terms with what that means in housing appreciation and rent growth in the coming years.
